When you list your home with a Fred Miller Group Realtor®, the marketing plan your agent created for your home will begin to unfold. Every property and every situation are different, but a few of the more common marketing strategies are discussed here.
Besides listing your home in the local MLS® and placing a for sale sign in the front yard, your agent will arrange to have your home photographed. The company has a talented real estate photographer on staff who uses the latest in digital technology to take and process beautiful, high quality pictures of your home. Sometimes, it is more appropriate to hire an outside professional photographer, and you and your agent will discuss that together.
The pictures taken of your home will be used for several different media. We will create a printed flyer that highlights the best and most appealing features of your home to be placed in a conspicuous place in the home for potential buyers to take with them. The pictures will be uploaded to MLS®, preferably before the listing is made active, so that agents and buyers searching for homes on the Fred Miller Group website and elsewhere on the Internet can see the pictures as soon as the house is online.
Depending on the specific marketing plan for your home, an electronic advertising flyer may be created and sent to other agents in the area, to highlight your listing so that it stands out to agents working with buyers who may be interested in your property.
Some markets, homes, and targeted buyer audiences demand a social media advertising plan. If that is the case with your listing, it will be promoted in social media along with any other advertising and promotion that your agent plans for your listing.
If the brokers in your neighborhood convene for a periodic area caravan, your Realtor will submit your listing for inclusion on the monthly caravan list. Inviting other agents to tour your home at a preset time cuts down on "preview" showing appointments and offers a large audience an opportunity to see your home in person and learn more about it directly from your Realtor. They take this more detailed information to their buyers, who would not have access to this "insider information" via the MLS®.
Your Realtor will collect and save data related to your property's listing activity. Showing records, including agent feedback, will help your agent get in touch with everyone who has shown your home to notify them of any changes and invite them to come see it again.
